In the news this week, we are again reminded to ensure we have thought ahead and put our affairs in order with a will. Writing a proper will is often relagated to being last on the list of things to do, but for expats, this is one thing not to neglect.

Making JVT better !

I recently had the true pleasure to meet with Mohamed Al Qassem, Managing Director for Nakheel Communities. I must admit that I did not expect to be received directly by the Managing Director when I sent Nakheel a very long list of questions regarding the status of works in JVT. We had a lovely discussion and while I did not leave with specific timelines and commitments like any good North American would desire, I certainly felt that concerns of owners and residents can be heard and will be acted upon within the limits of what is realistic and possible.

I am delighted to share with other JVT residents the essence of our discussion. I hope this will provide everyone with a good outlook on future improvements to expect in our neighborhood.

Bubbling water – fountains, lake and roads?

My first concern, which I expect is shared by many, was to get a clear understanding of the plans to address the troubling groundwater issue. The recent rainstorm in March set off spectacular flooding across Dubai and JVT was clearly affected as well. Since then, Nakheel has siphoned off the standing water from roads and in the main parks. You may have noticed that work was already underway to alleviate the rising level of the lake and amassing groundwater prior to the devastating rains. At my meeting, I learned that Nakheel had already commissioned a study to assess the water table issue and they are hoping for final conclusions to be delivered sometime in June. One of the early findings of the report is the need to locate a permanent, underground pump in JVT to siphon off the sea water which finds its way to us by below ground cavities and natural channels. We can look forward to the many canals and fountains being activated once appropriate long-term solutions are agreed upon so that the proper foundations are in place to allow for sustainable operation of these waterways. We can also expect the lake to be rehabilitated as part of this process.  It was also noted that bridges are missing at the bottom of staircases that adjoin many canals. I was assured this will be addressed as well. Anyone who has lived in Dubai for some time will realize that excess rainwater and managing groundwater sources is a concern in areas across the city. We can look forward to completion of the study that we hope will find the best solutions for our neighborhood. I must remark here that the landscaping has vastly improved over the last year, and while we await some aspects that must be completed, clearly with these ongoing studies, there will be more positive change to come.

A key to JVT – new map !

Another considerable problem in JVT for the last four years has been the lack of way-finding and street signage.  Those living in the community will have seen that road signs are now nearly all in place.  This has brought about some changes to house numbering and the old plot number system is back in place to identify a townhouse or villa. In addition, the streets have now been allocated ‘names’ or more correctly to say, an alpha-numeric code. At first glance, it is somewhat confusing despite the color coding of each district. In the course of our discussion, the idea was raised for a proper map to be designed showing not only districts but street names as well.  Mohamed was keen to take this idea forward and will be commissioning this map to facilitate directions for residents and visitors alike.

Advertising to JVT residents – revenue for whom?

On another note, I also enquired about the advertising signage on the main roads. I was curious to know if the revenue generated from these advertising panels will offset the community management fees charged to owners by Nakheel. Unfortunately, this is not being considered despite the fact that RERA is encouraging developers to ‘think outside the box’ rather than raise service charges. A recent Gulf News article notes that ‘developers must allocate some of the built-up area for revenue generation. The proceeds from these can go into the service charge fund, according to the Rera head. “These assets can contribute 50-70 per cent of the service charges,” said Marwan Bin Galita, Rera CEO.’ Possibly, we can stimulate a discussion with Nakheel management to take under consultation a plan for revenue generated in the community to be directly applied to maintenance costs?

Access to JVT – gate passes

If you have been wondering, the gate passes are indeed coming soon. The deadline to submit paperwork was extended, but nevertheless, we can expect that passes will be on their way.  The gates make our communities secure and allow the guards to control who is coming and going. This can only be a positive evolution to give residents more peace of mind. I would encourage those who have not already done so to submit their paperwork, lest they be stopped and questioned at the entry each day. Give our guards a helping hand by getting your gate pass in order!

RRR in JVT? Recycling on the horizon

Reduce, Reuse, Recycle – surely our planet needs us to do more in terms of reuse and wasting less. Therefore, I asked Mohamed about plans to bring recycling opportunities to JVT.  I, for one, travel weekly to Springs or Jumeirah Park to deposit the papers, plastic, glass and aluminum that my family diligently sets aside. It would make life somewhat simpler if we could access a central recycling bin closer to home.  I learned that Nakheel has already started discussions on this topic and explored alternatives for the collection of paper separated from our regular trash. Happily, they are looking at the cost/benefit analysis of doing this in different ways. No one would be happy with a large increase in the annual maintenance fee, but clearly one can look forward to Nakheel identifying a way for those living in JVT to do our part for the planet right within the community in a cost-effective manner.

The planned shopping center, Al Khail Avenue, is well underway. I was told that Nakheel will be releasing an official progress report to the press very soon. Of course, we can all see the deep hole and the foundations being built and I’ve learned that a construction tender will go out next month bringing the new mall and cinema that much closer to reality. For many, weekends are also about family time and personal renewal. Therefore, I also asked whether there are any plans afoot for a JVT mosque. Many worshippers may be pleased to know that this is on the cards, although there is no time table or formal plan at this stage. Of course, approvals and funding will be first steps. Interestingly, I learned that in the case of a mosque, these are largely built thanks to the contribution of alms by the faithful. Therefore, it will certainly require a broad involvement from many interested parties, but Nakheel would be supporting the effort to bring a mosque to JVT in the future.

Open Communication for a better community

We all have the same objectives for a safe and enjoyable community to live in with a full array of amenities and conveniences within our immediate reach.  Clearly, I found goodwill among the Nakheel management that I met to hear and address the concerns of owners. A lot of plans are underway and I encouraged the team at Nakheel to keep us informed of these activities. I certainly aim to establish a fruitful and open, regular channel of communication to keep my community readers informed about plans underfoot with our master developer. Back to school

After the recent family fun day organized by Arcadia Prepatory school and the end of Spring break, I was inspired to find out more about progress at the Arcadia school which is set to be up and running for September.

I am pleased to share my interview with Pamela E. Chikhani, Director of Strategic Alliances. I hope that other JVT Residents will enjoy this update on this new school we will be welcoming very soon.

[JVT Blog] Since we first spoke to you in November last year, the JVT community is keen to hear about the status of enrolments at Arcadia. Can you tell us how many pupils are registered for September and in which grades?

Pamela: We have had a keen interest over the last four months with several pupils registered to start the first term of school in September. We expect this number to rise in April when parents really start looking to finalise places for their children for the beginning of term in late August. We will be opening classes from FS1 to Year 4 for the first year.

[JVT Blog] Where is the catchment area for students registered at the school? Are the majority from JVT or from neighbouring communities?

Pamela: With The Arcadia Preparatory School being strategically located within 15 minutes of Jumeirah Lake Towers, and just 20 minutes from Dubai Marina, we expect to have a larger catchment than just JVT, The Springs, Jumeirah Park and Emirates Hills.

The location was chosen for it’s ease of access to not just JVT and the surrounding areas but also a little farther afield. With the school set to offer the highest standards of education and facilities available in the city we fully expect to welcome students from across Dubai. We will also be offering bus services to make it convenient for parents.

[JVT Blog]  We see that the school construction is progressing well. Are you on schedule? What is the current stage of construction and what is remaining?

Pamela: We are actually ahead of schedule, which means that we will be able to showcase the facilities to parents and potential students by the first week of July. Currently we finalized structure and are in the building closing stage. We’ll soon have a model classroom that visitors can visit and get a taste of The Arcadia Preparatory School.

[JVT Blog]  Arcadia is located on a plot just off a main road in JVT. We could expect traffic problems at drop off. How will the parking and school bus situation be handled to avoid inconvenience to residents?

Pamela: For safety and security purposes, all of our buses will drive into a dedicated bus parking area on the school grounds. This will of course mean that there will be no buses outside on the public roads. For parents dropping off their children we will have a designated car park also on the premises, so there should be minimal disruption to our JVT neighbours.

[JVT Blog]  We have seen on your website that there is a sibling discount. Do you have any fee reduction for residents of JVT?

Pamela: Our school fee is all-inclusive and includes four sets of uniforms, all schoolbooks and all in-house extra curricular activities. The Learning Enrichment Programme is a unique concept offering learning experiences to compliment the curriculum and at no extra charge to parents. We will deliver a wide range of specialist activities, including homework support, that will embody our ethos of nurturing lifelong learners. We believe that parents shouldn’t have to pay substantial amounts of money for fees and then in addition pay extra for books, activities and uniforms, Hence we’ve included all of this in one fee that is payable in three instalments.

Editor’s Note: Moreover, since I spoke with Pamela, the school founders announced that all students entering in the first academic term (2016/17) will be automatically eligible for a 30% scholarship reduction applicable for their entire tenure in the school. See related blog post.

[JVT Blog]  Arcadia recently held a family carnival on Friday, 4th March. How did this idea come about?

Pamela: Arcadia wants to be a part of the community, not just a school within it. We wanted a platform to connect with the JVT residents and decided the best way to do that was to go out and meet them. Short of knocking on each and every door we thought this was the best way of achieving that goal. We decided a community event for the family would be the perfect way of doing this.

[JVT Blog]  What was on offer at the carnival? 

Pamela: The carnival was a fun day out for families. We had a range of entertainment including jugglers, magicians, musical performances, face painting, balloon modelling, art and craft, games and bouncy castles to name a few. Visitors could also tuck into delicious snacks and sweet treats from the food trucks.

[JVT Blog]  How many people attended? Were the teachers or school administration present at the carnival?

Pamela: Over 1000 people attended the event. Our Principal and Head of Infants were in attendance along with our Chairman and Founder, Mohan Valrani and CEO, Navin Valrani. Other members of the senior leadership team were also present.

[JVT Blog]  How would you qualify the success of the carnival? Do you plan for this carnival to be an annual event for the whole community?

Pamela: Everyone seemed to have a wonderful time, so to us it was a huge success. Our main goal was simply to give something back to the community. We plan on doing another event in the coming months for anyone who missed this one and will continue to do going forward.

[JVT Blog]  In what other ways will the neighbourhood kids gets to take part in activities organized by or at Arcadia?

Pamela: We will host a number of community events at the school for children in JVT to take part in. We also plan a number of fun days at the school for children to come and use the facilities on the weekends and in the evenings.

More pest control fogging tomorrow evening

Kindly be informed that, following concerns from residents, we will carry out further pest control treatment in the external areas of Jumeirah Village Triangle on Monday 4, April 2016, beginning at 6.00pm and finishing at 8.00pm.  This additional treatment is required to tackle the flies/midges in and around areas where underground water is present.  Please also note that we are currently working to solve the challenge of underground water within the community.

Kindly note that our pest control service provider is certified by the Dubai Municipality and that the material used for this procedure is DM-certified.  The timing selected for the treatment also follows the standard set by Dubai Municipality.

As per the advice by the Dubai Municipality, residents and their families are advised to stay inside with doors and windows closed during the procedure.  Pets should also be kept inside if possible.

Scholarship Fund for Arcadia students

Given that we have been waiting so long for the JVT Community to be complete, the new schools in the neighborhood should be welcomed with open arms. Despite the fact that it is now too late for my own children who have completed primary school, I nevertheless feel that Arcadia is somehow ‘our’ school. Possibly being just around the corner helps give us that sentiment. In any account, I now follow the news on both schools closely.

The latest announcement of a scholarship fund being established for pupils of Arcadia Prepatory school should be providing some parents a great relief.

Abdulla Al Shirawi and Mohan Valrani, chairman and senior vice chairman respectively of the Al Shirawi Group, have announced a scholarship fund for all founding students at The Arcadia Preparatory School. All students entering the 2016-17 academic year – regardless of nationality, gender, race and religion – will be automatically eligible for the scholarship and will be refunded 30% of their tuition fees for their entire tenure at The Arcadia Preparatory School.

The two entrepreneurs, who co-founded the Al Shirawi Group of companies, made the announcement on Easter Sunday to signify the tolerant and inclusive student body that they intend to create at the school.

The Arcadia Preparatory School will not only be an educational establishment but a haven of peace, happiness and harmony, open to children of all nationalities residing within the UAE. Sharing the good news

The UAE’s Happiness Minister just announced plans for a major survey that will measure the level of happiness of citizens, residents and tourists alike. We can only applaud this initiative and be utterly happy to live in one of only four countries on earth that now has a Happiness Minister!

In this light, I want to share a community story that made me feel happy today. Yesterday afternoon, my friend and I were stopped on the street by a gentleman in his car. He was rather upset and related to us that they lost two little dogs from their villa in District 8. They had quickly escaped when the front gate was opened and managed to disappear. A sad little girl was home lamenting her lost dogs while this gentleman was roaming the streets in his car on the look out.

Luckily, I informed him about the various community Facebook pages and especially, the JVT Pets page. He was unaware of our community website blog or the very active Facebook communities. I heard from him this morning that after posting a picture of the little pups, a fellow resident got quickly in touch to say they had collected the lost dogs!

A happy ending story for the dogs and the family as well as a heartwarming story about the strong community bond in JVT. Let’s all make an effort to share the good news and lament a bit less about those minor things that we find annoying 🙂

Celebrate Earth Hour close to home

Dear JVTers,

Earth Hour is nearly upon us. This Saturday evening, millions of people will switch off their lights for an hour at 8:30pm. Surely, more is needed to protect our planet but this is a common action we can all easily take.

If you are ready to do more, join the crowd that will be attending a free community screening of ‘Home’ at JLT.  This film is a beautiful documentary by Yann Arthus-Bertrand that is almost entirely composed of aerial shots of various places from fifty-four countries. It poignantly depicts how Earth’s problems are all interlinked. Engaging and educational, the film is ideal for family viewing  !

Even more, the viewing supports SURGE, a non-profit investing in delivering clean water solutions to communities in need around the world. Surge Middle East operates a primary school program in the UAE to educate young people about the global water crisis and encourage conservation efforts. Myself a Surge volunteer in Dubai, I wish to personally invite all JVTers to close their tap, switch off their lights and come over to JLT to join us for this free film on Saturday evening.
