Nakheel estimates Dh4.7 billion in new projects – anything planned for JVT?

For retail, hospitality and leasing-related activity, Nakheel estimates Dh4.7 billion in new projects, Ali Rashid Lootah and Sanjay Manchanda, CEO of Nakheel, stated during a press conference in Deira.

Nakheel will focus on development activity where it already has raised significant infrastructure, according to its top official. Existing communities such as Jumeirah Islands and Jumeirah Village as well as Al Furjan also figure in the plans, according to the recent article.

Update on road access in and out of JVT

A fellow resident recently enquired about the road access in and out of JVT. Here is the reply from Nakheel which may interest all residents:

The road you are referring to is an RTA road and a portion of JVT non- permanent road. Please use an alternate roads which are permanently paved and in good condition. As per our master plan, there is no permanent road through this exit. We only allowed it temporarily while waiting for the RTA approval for the proposed of other gates. We are following up with RTA to construct and complete 2 roads as follows:
•             The existing link to Jumeirah Park to be completed as per the relevant standards, this is on the process of approval.
•             A new road link to be constructed between JVT and The Springs on the other side.
Hope this clarifies your queries, for any further clarifications, please do not hesitate to contact us directly.

Inside the gates – Are you finding your way?

Having recently returned to JVT after a long summer holiday, I noticed all the new street indications with joy.  Luckily we still have the home-made models that help us get around.

Last week, homeowners received a notice explaining that Nakheel has now decided to help us find our way. It has been nearly four years since the the first homes were handed over. Better late than never as the saying goes! We’ve also learned that these directional signs are only temporary. Yes, at long last we can hope to have actual street signs, preferably on every street corner. With luck, these rare beauties showcased below will make their appearance throughout JVT. Wait and see.

The other big news is that JVT, which is already a thriving community, will soon become a ‘gated’ community. With some luck, this might help reduce the number of missing items people are regularly posting about on Facebook. Presenting a pass at the entry gates may or may not stem such unseemly behaviour as petty theft. Frankly, I would rather some time and effort be spent on improving the road access leading into and out of JVT. Priority might also be given to sign-posting the main entrance off the Sheik Mohammed bin Zayed highway, for example? What do you say?   (Leave a reply below.)

Dear Valued Owners/Residents,

We are pleased to inform you that a decision was made by Nakheel Management to convert Jumeirah Village Triangle into a gated community. Nakheel Asset Management & Infrastructure (NAMI) is committed to providing a safe and secure environment for Jumeirah Village residents.

We are strengthening the security by fencing the Community and installing access control systems at each entrance-exit to and from the Community. Each gate will be equipped with a gatehouse, barriers equipped with an access control system.

We are currently in the procurement phase for the necessary material and works. We will be able to share with you the program of works once made available.

On a separate note, kindly note that the directional signage installed recently in the Community are for temporary use only whilst we are procuring the final signage in accordance with the local standards. We have installed the temporary signage in order to improve getting in and out of the Community for residents and visitors in order to avoid waiting for the final signage to be installed.

Completion of Landscaping works in Jumeirah Village Triangle

Dear Valued Residents,

Kindly note that the Infrastructure & Utilities Contractor is in the final stages of completion of the Landscaping works in the community. As part of the final works, the contractor will carry out a rectification program to ensure compliance of all common areas in the community with the Master Plan and Design in terms of Landscaping. That will include removal of any plantation in front of and around villas which were planted by the residents or contractors engaged by residents.

Therefore, we kindly request all residents who made such plantation to remove them as soon  as possible by the end of this month. If such plantation is not removed, The Contractor would have to remove and dispose them in order to complete the assigned works.

Please be advised that Community Users must not engage or perform any type of works to the Common Use Areas at any times. According to The Community Master Declaration Community Users must not damage, modify or replant any landscaping located within the Common Use Areas. The purpose of the Rules and Regulations is to promote safe and harmonious community living. Nakheel Asset management as the authorized Community Agent is responsible for ensuring compliance at all times with the obligations stated in the Master Declaration Rules.

Nearby Jumeirah Islands gets new townhomes, park and community center

Just announced last week, it appears there will be new shopping facilities nearby. Seemingly at a loss for names, Nakheel has announced a new development “Jumeirah Islands Park”. Not sure where or what this will be, but read on and you might understand better than me.

Nakheel is creating a new concept in living and leisure at Jumeirah Islands, with the launch today of 84 townhouses and a 608,000 sqft waterfront recreational area.

The four bedroom Townhouses at Jumeirah Islands – of which 40 per cent have already been sold, with a sales value of AED140 million – each cover 3,630 sqft and come with a double garage, maid’s room, study and private garden. Prices range from AED3.95 million to AED4.86 million, depending on plot size, location and view. The gated community, set in lush gardens and greenery, includes a large swimming pool.

Nakheel’s Jumeirah Islands Park, also announced today, will provide a new leisure, dining and shopping hub for Jumeirah Islands and surrounding areas. The project comprises extensive communal parkland and a community centre featuring 10 retail outlets including a supermarket, four food and beverage outlets, a fitness centre, sports courts, jogging track and ample parking.  As with all Nakheel parks, the new facility will feature trees and plants indigenous to the UAE.

Construction of the park, recreation centre and townhouses will begin in Q4 of 2013, with a two year timeline.

Pet Owners Put on Notice by Nakheel

In case you weren’t informed, last week Nakheel told pet owners in JVT to respect the laws of the land or face the consequences. Dubai Municipality Veterinary Services has outlined the major faux-pas which range from feeding stray animals to allowing your dog to go on a rampage. Fines can go as high as 5,000 AED.  Consult the attached document in English or Arabic for full details.

In addition to various violations, this document lists the dog breeds prohibited in Dubai as all Pitbull Terriers, Brazilian Fighting dog, Argentinian Fighting dog, American Staffordshire Terrier, Japanese Tosa and the big, bad Wolf! Other breeds are forbidden to be kept in apartments including the Rottweiler, Doberman and Sharpoi as well as cross-breeds from these two lists. Hum, I wouldn’t want to face a Wolf-weiler!

Certainly don’t take things into your own hands if you come across one of these banned dogs. Contact the concerned municipality service at  800 900 to report any major incidents if need be.

Reference is made to the repeated incidents and complaints brought to our attention with regards to dogs in your Community. We would like to remind you of Nakheel Community Rules and Regulations in this regards. If you don’t have a copy, kindly inform us in order to forward you one.

In this regards, please find attached a copy from the Booklet prepared and issued by Dubai Municipality. Kindly note that Dubai Municipality has the Authority to inspect and penalize for the listed violations. If you observe any violation, you may directly contact Dubai Municipality on 800900 on 24X7 basis. After that, we also request you to notify the Security in order to assist the Dubai Municipality inspector in his job.

LIMITLESS HOSTS SUMMER EXHIBITION IN SUPPORT OF MAWAHEB – DUBAI’S ART STUDIO FOR ADULTS WITH SPECIAL NEEDS

Artists’ work on show at The Galleries at Downtown Jebel Ali

Dubai, 18 June 2013 … Limitless is teaming up with Mawaheb art studio in Dubai to showcase the work of 18 young adults with special needs at The Galleries at Downtown Jebel Ali this summer.

The exhibition, on now until 12 September, is supported by the Dubai Culture and Arts Authority and displays 15 works of art from Mawaheb students.

The Mawaheb exhibition is being held in the lobby area of the Siemens-branded Galleries Building 2. Visitors can reach The Galleries via the Jebel Ali Metro Station or from exit 20 on Sheikh Zayed Road and following the signs directly into Downtown Jebel Ali.  The show is open seven days a week and entry is free.
